Location: 17.4 km from Baltimore

Price for Property: R13 500 000 plus VAT

Power supply:

• Farm previously received power from Eskom from a power point near the border on the neighboring farm.

• Right across the farm is a buried 1000 Volt cable that can power all the infrastructure on the farm supplied with 1000 Volt power which must be reduced to 220 Volt with the installation of transformers.

• The length of the cable is approximately 4000m long which is buried in the internal road alignment.

• If power is reconnected to Eskom, power can be tapped from this 1000 Volt cable to all infrastructure through a transformer at each consumption point. Some consumption points already have transformers installed.

• All the pole work and supply lines on the neighboring farm are still in place, although there is no transformer, as per the photos in the advertisement.

Use of farm in the past:

• Farm is "virgin" land and has never been used for anything other than cattle and game farming. There were no fields ploughed on the farm in the past.

Climate and rainfall and adverse conditions (frost, hail, etc.)

• The property is located in a bushveldt area, where it is subjected to very high temperatures during the summer (30°C and upwards) and mild temperatures during the winter (5°C to 15°C). This is a summer rainfall area with an average annual rainfall of 300mm. Hailstorms and frost do occur during the winter and summer months.

Surrounding farming activity and/or developments.

• Surrounding farming activity mainly comprises a mixture of cultivation, cattle and game farming.

Camps with drinking troughs on the farm:

• The farm is divided into 11 camps.

• There are 4 Cement/Steel dams for drinking water troughs on the farm.

Boreholes:

• Borehole 1 at workers house is equipped with a Solar pump. The bore hole is 65m deep with a yield of 2000 liters per hour. There is also a cement dam with a manger and a storeroom.

• Borehole 2 is also equipped with a Solar pump. The borehole is 70m deep with a yield of 1200 liters per hour. There is a cement dam that distributes Drinking Water to 4 drinking troughs. Borehole 3 is not equipped but has been tested and has a yield of 1000 liters per hour. The borehole is 64m deep.

• Borehole 4 is not equipped and is 64 m deep and has a yield of 500 liters per hour.

• Borehole 5 is not equipped and is 66m deep and has a yield of 500 liters per hour.

Hunters House:

• The House consists of 3 rooms with a veranda. A Separate building with a bathroom with a shower, bath and wash basin. Separate toilet. "Donkey" for hot water. Outside built braai. Slaughter steel structure where hunted game can be hung, skinned and slaughtered. Shower under reservoir with a heating system through a double pipe heater that works with fire lighters. All the improvements were electrified with a power connection. Currently the farm is not connected to Eskom power

Movable assets that is included in the deal:

• Fire fighter. Tanks above shower at hunters house and tank at workers house. Road scraper that can be hitched to the three point of a tractor. 3 Tyre towing kit for levelling and smoothing of internal roads is included

Optional Movable Assets that can be added on top of the purchase price:

• Tractor and trailer. Cattle (cows and bulls) and other cattle/livestock

Worker:

• 1 employee employed just over minimum wage for farm workers. Staff House and Store Room: An employee quaters for one worker. • A storage room for fire fighter

Typography of the farm:

• Farm is almost level with very little fall to either side. • Soil type: Red loam sand soil

Grass typically on the farm:

• Vegetation comprises a combination of sweet pasture types including white buffalo, red grass, etc.

Landing Strip for airplanes:

• 975m x 40m landing strip already cleared and leveled but still needs to be graded with a road grader. Airstrip was planned by engineers. Geotech done on soil indicates it is acceptable for a landing strip. No extra soil needs to be added to reinforce the runway. Coordinates of airport: -23.110144, 28.404283

Soil type and habitat:

• According to the previous owner, there is leaf poison (blaargif) in two of the camps, but the current owner has not yet been able to detect it

• Trees on farm, Camel thorn, Kanniedood, Maroela, Sterkbos, Rooibos, Witgat, Tambotie, Sicklebush, Hardekool, Swarthaak, Sweet thorn,, Raasblaar, Huilboom, Knoppiesdoring, Red bushwillow, Green-stem corkwood, Common wild currant, Grey raisin, Velvet raisin, Sumach bean, Weeping wattle /Black wattle and many other Buschveld tree species

General comments from owner:

• The camps are too big and each camp can be divided into 2 camps

General information:

• Veld carrying capacity: 10 to 12 hectares needed for each large livestock unit (LLU). One bull for 25 cows needed. The farm can support around 150 large livestock units. Calf percentage around 80% per year

Structure of transaction:

• Seller is registered for VAT. Game is included in the price, but can be structured as a movable asset. Farm can be sold as going concern. Game count currently more than 25 kudus, more than 25 impalas, a few “Blesbokke”, a few Waterbucks and an unknown number of Warthogs, “Steenbokke” and “Duikers”

• Price: R7.780 per hectare plus VAT
